Development at 721 Nepean Highway, Brighton East
OPPOSE PROPOSED BRIGHTON EAST DEVELOPMENT WHICH WILL IMPACT NEIGHBOURHOOD STREETS.
721 Nepean Highway, East Brighton is the site of a proposed 4 storey commercial development that will significantly increase traffic and congestion in the surrounding streets.
It is in a predominantly residential area with schools and childcare centres in close proximity to the development, increasing safety concerns from the dramatic increase in vehicle traffic.
Although the proposed development will need 83 on-site parking spots, only 59 spots are provided in the plans.
There is already limited parking available in the surrounding streets (which are small and narrow) with parking restrictions already in place to deal with traffic congestion.
Of further significant concern, the car park entrance will be via Charlotte street and Luxe Lane, rather than Nepean Highway.
The access point for the car parking for the development should not be through residential areas. It should be through Nepean Highway.
The development itself is also excessive in height, visually bulky and does not transition well into the lower level surrounding residential area.
We are calling on Bayside Council to reject the proposed plan on these grounds noting that:
- The access point for the underground parking for the development should be from Nepean Highway, not via Charlotte Street and Luxe Lane.
- The development should be limited to 2 levels.
- Parking requirements should not be waived, with all required parking for tenants, customers and delivery vehicles to be provided on the actual property title.
- The operating hours for businesses occupying the development should be restricted to ordinary business hours noting this is a residential area.
